For a landlord that points in one direction. Demand here is weighted towards family-sized housing rather than one-beds and studios. Three bedrooms, a bit of outside space and a sensible walk to a primary school will let more reliably in Nelson than a smart flat will.

Condition matters more here than it used to

Around a quarter of homes across Pendle are classed as non-decent, against roughly 15% for England as a whole. That statistic cuts two ways for a landlord. It means there is a lot of tired stock competing with you, so a property in genuinely good order stands out and lets faster. It also means the borough pays attention to standards.

The practical answer is the same either way: keep the certificates current, deal with disrepair before a tenant has to chase it, and inspect properly rather than nominally.

Do you need a licence to let in Nelson?

No. Nelson sits in Pendle, and the selective licensing schemes that require a licence in parts of Burnley do not extend here, because Pendle Borough Council sets its own policy.
