In practice that local knowledge means knowing that a two-bed terrace lets for a very different figure in Nelson than it does in Clitheroe, and that a selective licence is legally required in Padiham but not in Colne. Twenty-five years in East Lancashire
We are family run and we have been letting property here since the late nineties. In that time the job has changed almost beyond recognition — deposit protection, gas and electrical certification, energy efficiency standards, selective licensing, and most recently the abolition of Section 21. What has not changed is that a landlord wants the rent paid on time, the property looked after, and someone to answer the phone.
Why the same trades matter
Most letting agents send whoever is free and add a margin. We use the same local gas engineer and electrician on every property, and their invoices come to you at cost. On the stone terraces and weavers’ cottages that make up most of the housing round here, that matters more than it would on a modern estate — the wrong repair on an old building costs more than the right one, and it costs it twice. It is also why we can be at a property the same day rather than the following week.
