You can switch at any time, including part-way through a tenancy. Here is how it works, what to check first, and the one clause that catches landlords out.
Most landlords who are unhappy with their agent stay put, and it is almost never because they are satisfied. It is because switching sounds like a job — deposits, certificates, the tenant, and a contract nobody has read since the day they signed it.
It is less work than you think. Your tenant’s agreement is with you, not with your agent, so the tenancy itself carries on completely unchanged. Nothing needs re-signing and your tenant does not need to agree to anything. What governs the switch is your management agreement, and that is usually one to three months’ notice.
The whole handover takes around four to six weeks, and most of that is waiting rather than doing. We handle nearly all of it.

- The deposit — and confirmation of which scheme holds it, and that the prescribed information was served on the tenant
- Inventory, schedule of condition and the check-in report
- Gas safety certificate (CP12)
- Electrical installation condition report (EICR)
- EPC, and whether it will need improving before the 2030 deadline
- Smoke and carbon monoxide alarm records
- Right to Rent check documents
- Rent payment history and the current arrears position
- Any correspondence about repairs, complaints or antisocial behaviour

Can I change letting agent during a tenancy?
Yes. The tenancy agreement is between you and your tenant, not between you and the agent, so it continues completely unchanged when you switch. Your tenant does not need to agree and nothing needs re-signing. What governs the switch is your management agreement with the agent, not the tenancy.
How much notice do I have to give my letting agent?
Usually one to three months, though it varies and you need to check your own agreement for the period, the format required and where notice has to be sent. Plenty of landlords assume they are locked in when they are not. Send us your agreement and we will tell you exactly where you stand, free of charge.
What is an ongoing or renewal commission clause?
It is a term that keeps your old agent earning commission for as long as the tenant they originally introduced remains in the property — even after you have moved to someone else. Not every agreement contains one, but it is the single thing most worth checking before you give notice.
How long does it take to switch letting agent?
Around four to six weeks from serving notice to the handover completing, and most of that is waiting on the outgoing agent rather than anything you have to do yourself. Agree a start date with your new agent first so there is no gap in management.
Will changing agent unsettle my tenant?
In our experience they barely notice. Their tenancy, their rent and their deposit protection all stay exactly as they are. We write to them, introduce ourselves and tell them where to report repairs from now on. The main thing that changes is the name on the statement.
What if my current agent will not release the paperwork?
It happens, and it is the most common hold-up. Your tenancy file is your property and you are entitled to it. We chase it on your behalf, and where certificates genuinely cannot be recovered we simply arrange fresh ones — a new gas safety check or EICR costs far less than the risk of managing without one.
What do you charge for full management?
Full management is 10% of the monthly rent, plus a one-off £300 set-up fee payable when the property is let. Tenant Find is a fixed £450. We are not VAT registered, so there is nothing to add on top — most agents quote a similar percentage and then add 20%.
