Property Management in Barrowford

Ten minutes from our office, and a very different market to Nelson next door.

Barrowford sits in Pendle, just north of Nelson across the M65 and about two miles west of Colne. Our office is on Albert Road in Colne, so we are ten minutes away. That is the whole point of using a local agent rather than one running East Lancashire from an office in Preston.

It is also its own market. Barrowford consistently achieves more than Nelson for a comparable property, and the housing stock is genuinely different. Letting here well means understanding both.

What Barrowford’s rental housing is like

Barrowford grew out of the textile trade and it shows. Alongside the later terraces you will find seventeenth and eighteenth century farmhouses and handloom weavers’ cottages — characterful, solid, and demanding of an owner who understands old buildings. Stone that needs pointing rather than rendering. Timber windows. Roofs that want a roofer who has worked on them before.

The village is a designated conservation area, with a character appraisal that controls the scale, materials and design of alterations. If your property sits inside the boundary, changing the exterior is more restricted than you might expect, and that collides directly with energy efficiency. The obvious fix for a poor EPC is replacement double glazing, and in a conservation area that is exactly the thing you may not be able to do straightforwardly.

There are ways through it — secondary glazing, slim-profile units that satisfy conservation officers, insulation and heating improvements that lift the rating without touching the frontage. It needs planning rather than panic, and it needs someone who knows which side of the boundary your property falls on. We check before we take a property on.

What a two-bed terrace lets for in Barrowford

A two-bedroom terraced house in Barrowford typically achieves £750 to £900 per calendar month, and a well-refurbished one with parking can do considerably better — we recently let a two-bed end terrace on Beverley Road at £1,100. Condition, street and parking matter more here than bedroom count.

For comparison across our area: Colne £700 to £850, Nelson £650 to £700, Clitheroe £800 to £950. Barrowford sits above Colne and well above Nelson despite being minutes from both, which is worth knowing if you are deciding where to buy.

How quickly property lets in Barrowford

Our average is around four weeks, and that figure is honest about what it includes: marketing, viewings, referencing and credit checks. It is not four weeks to find someone and then a further fortnight of paperwork before they move in.

Most of our tenants here are local people and working professionals. Tenants with local ties and steady employment tend to stay longer, and every avoided void is worth more than a few pounds on the monthly rent.

What we do for Barrowford landlords

Period property, handled properly

Weavers’ cottages and eighteenth century farmhouses are not modern terraces. We use trades who have worked on them before, because the wrong repair on an old building costs more than the right one.

Conservation area checks

Barrowford is a designated conservation area with real controls on external alterations. We check whether your property falls inside the boundary before anything is planned, not after.

EPC band C by October 2030

The minimum is band E today, but every privately rented home in England must reach band C by 1 October 2030. That is confirmed, with a £10,000 cost cap per property. On older stone property it needs a plan years ahead, not a scramble in 2029.

No selective licensing here

Barrowford is in Pendle, not Burnley. The selective licensing schemes that cover seven Burnley areas do not extend here, so there is no licence to hold. If you also let in Burnley or Padiham, the rules genuinely differ between your properties.

The same trades every time

We use the same local gas engineers and electricians on every property and pass their invoices on at cost. On older property that matters more, because things need doing properly rather than quickly.

Ten minutes from your door

We are on Albert Road in Colne. When a tenant reports a leak in Barrowford, someone who knows the area is there the same day.

Frequently asked questions

Do I need a licence to let in Barrowford?

No. Barrowford is in Pendle, and the selective licensing schemes that apply in parts of Burnley do not extend here. Pendle sets its own policy and has consulted on licensing in the past, so it is worth staying aware, but as things stand there is no requirement.
