Tenant Find questions
What does the £450 cover?
Marketing across the major portals, accompanied viewings, full referencing and screening, Right to Rent checks, a full inventory, the tenancy agreement and all the paperwork, and deposit registration. It is a fixed price, not a percentage, and we are not VAT registered so there is nothing to add.
What happens after you find the tenant?
We hand over the tenancy file and the deposit paperwork and you take it from there. If you would rather not, you can move to Full Management at 10% of the monthly rent instead.
How do you reference tenants?
Credit checks, employment verification, previous landlord references and an affordability assessment. Since May 2026 we cannot apply blanket bans on benefit claimants or families with children, so every applicant is assessed individually on whether they can genuinely afford the rent.
How much deposit can I take?
The legal maximum is five weeks’ rent where the annual rent is under £50,000. In practice we take one month, which keeps it simple and does not put people off applying. It must be protected in an approved scheme within 30 days, along with the prescribed information — get that wrong and you cannot regain possession.
What certificates do I need before letting?
A gas safety certificate renewed annually, an EICR renewed at least every five years, a valid EPC, and working smoke and carbon monoxide alarms. We check all of it before the property goes on the market.
Can I upgrade to Full Management later?
Yes, at any point. Plenty of landlords start with Tenant Find and move across once they realise how much of their time the tenancy actually takes.
